TERMS & CONDITIONS/RENTAL AGREEMENT
Welcome to Crabby’s Cabins at Crabtree Cove on Stockton Lake. We thank you for being our guest.
You must be 21 years of age or older to rent a cabin.
CABIN RENTALS
All cabins have a minimum “night” stay requirement of 2 nights.
HOLIDAY RENTALS
During the 3 major holidays (Memorial Day, 4th of July, and Labor Day) all cabins have a minimum night stay of 3 nights.
PAYMENT
Once your reservation has been accepted your card will be charged for the number of nights for your stay. We will then send you an email with your arrival instructions.
Payment includes:
- Basic cabin rate & cleaning fees
- State & local taxes
- Booking & transaction fees
CANCELLATIONS & REFUND POLICY
WE REQUIRE A 30-DAY NOTICE FOR ALL CANCELLATIONS.
- (30) days before arrival – Full refund minus a cancellation fee of $65
- (15-29) days before arrival – ½ refund
- Less than 15 days before arrival – No refund
- No refund for early departures
CHECK-IN TIME IS ANYTIME 3:00PM (or later)
Cabins are Self-Check-In. There is a map tab on our website that shows the cabin locations. Once you are paid in full, you will receive your self-check-in instructions email. If you do not receive the email, please check your junk/spam folder. Please add us to your address book to receive your reminder email with the key instructions to your cabin.
PLEASE do not arrive early without permission. Extra charges will apply for early arrivals without our knowledge.
CHECK-OUT TIME IS 11:00AM
If you not checked out by 1 p.m., your card will be charged an additional day.
WHAT WE PROVIDE
Cabins are supplied with bed linens along with, coffee pot, trash bags, paper towels and disposable tableware.
We provide toilet paper and hand towels in bathrooms but ask that you bring extra towels for lake activities.
In case you bring some of your own cooking utensils, we have a designated area on the property to wash dishes.
We ask that you first remove all food from utensils and place the food waste into a plastic bag and place in the dumpster.
Biodegradable dishwashing soap is provided.
WHAT TO BRING
We ask that you bring your own personal items, water, containers for storing food in refrigerator and all utensils needed for grilling food outside.
CLEANING FEES
Each cabin and restroom facilities are professionally cleaned after each stay. There is a standard cleaning fee of $65. If pet(s) are included as part of your reservation, a $25 per pet fee will be added to the standard cleaning fee. These fees will be added to the basic cabin fee at the time of booking.
SMOKING
Smoking is NOT allowed inside of living areas of properties. This policy is strictly enforced. You may smoke on covered and uncovered decks and porches. Please do not leave butts on the grounds – each cabin has been provided a metal container to discard butts.
Smoking in a cabin will incur a minimum $500.00 cleaning fee plus any cost associated with accommodating future guest stays in the cabin due to smoke smell.
PET RULES
There is a limit of (2) small pets (20 pounds or less) — or (1) medium size pet (60 pounds or less).
No pet waste is allowed in or around cabins or other common areas. We have provided a pet area on the property for campers to walk their pets for this purpose. You are responsible for picking up your own dog’s waste. Waste is to be placed in a plastic bag and tied up before placing in dumpster.
Do not allow dogs on furniture. Please bring you own blankets or bedding for pets to stay on while in cabin. Dogs are NOT allowed on beds. There is a minimum $50 fee that will be charged to your reservation for excess dog hair on furniture or beds.
Crate your pet if you leave the property. Pets cannot be left alone in cabin unless in a crate.
Keep dogs on leash at all times while outside the cabin.
Dogs must be current on flea/tick medication and vaccinations.
DAMAGES
You will be responsible for any damage to the rental property caused by you, your pet, or your party during your stay. Damages to cabin or grounds including trees, shrubs, walkways and/or concrete areas will be repaired and cost to repair will be billed to the reservation.
TRASH
Please secure trash and do not leave outside during your stay.
You agree to remove ALL bags of trash during your stay and prior to your departure and place in the onsite dumpster located near the maintenance shed.
Do not clean fish on property. If fish is stored in the refrigerator, it must be in an airtight container.
Wild game cannot be cleaned, processed or disposed of on the property or in the dumpsters.
LIABILITY NOTICE
All activities during your stay at Crabby’s Cabins involve certain inherent risks of injury up to and including death. It is expressly understood and agreed that neither the owner, nor the management company, employees of said premises, shall be liable for any damages or injury to guests, or their families or to any of their property from whatever cause arising from the occupancy or use of the premises by said occupants. If anyone neglects to follow the rules, policies and suggestions of Crabby’s Cabins they cannot hold us responsible for their actions, accidents or neglect.
Once your reservation is made and payment is received, it is considered a rental agreement and is considered a legal and binding contract.

Under Missouri law, a private campground owner or an employee or officer of a private campground owner is not liable for an injury to or the death of a person or any property damage resulting from the inherent risks of camping under the Revised Statutes of Missouri.”
Missouri Revised Statutes Title XXXVI.
ITEMS LOST OR LEFT BEHIND
Crabby’s Cabins shall not be responsible for items left or lost in any cabin by guest. Personal items left behind will be mailed to customers with a minimum fee of $25.00 to cover retrieval of items and a fee of shipping and handling charges will be added to the guest charges. Items not claimed within 30 days of scheduled departure will be discarded. We are not responsible for loss of your money, jewelry or valuables of any kind.
MAINTENANCE REPAIRS – SERVICE CALLS
Guests understand that Crabby’s Cabins cannot guarantee against encountering problems during your stay. Please report all non-emergency maintenance requests to the number provided between 8 am and 6 pm for same day response (exception holidays). We will make every reasonable effort to address the issue. If your non-emergency can wait till business hours, it would greatly be appreciated.

QUALITY CONTROL & CUSTOMER SERVICE
Crabby’s Cabins and its representatives reserve the right to enter the rental property at any time including during guests stay to respond to a service call for repairs, respond to altercations, investigate disturbances, check occupancy, check for damage and/or other instances that may arise. We reserve the right to refuse service to anyone.
PEACE & QUIET TIME IS PROMOTED
We ask that you respect your neighbors and maintain noise. Quiet hours are from 10:00 pm to 8:00 am for all cabins. Under no circumstances are inside of cabins to be used for holding parties.
DRIVE SLOW
Please keep our guests, children and pets safe by driving slowly while on property.
FIREWORKS AND GUNS
Shooting of fireworks and guns are not permitted on properties. Violation of these policies may subject property guests to immediate eviction from property without refund of reservation fees.
CONTRACT
The contract is entered into agreement on the date reservation is booked. By signing this electronic rental agreement, you are confirming that you are at least 21 years of age, and that you understand and agree to the CRABBY’S CABINS TERMS & CONDITIONS.
